What our architectural BIM service includes
Architectural BIM is different from generic 3D modeling because the model must produce correct drawings. That means wall types with real layers so sections cut properly, rooms that report areas to the right standard, doors and windows that schedule correctly, and view templates that keep line weights and annotation consistent across sheets.
We work in your Revit template or set one up, build project-specific families (doors, windows, casework, specialty equipment) with parameters for scheduling, and organise the model with worksets, phases and design options where needed. Sheets, schedules and keynotes are generated from the model.
For multi-discipline models see BIM modeling services; for existing buildings captured with a laser scanner, point cloud modeling.
Deliverables you receive
- Architectural Revit model at the agreed LOD
- Custom families with scheduling parameters
- Room, area, door, window and finish schedules
- Construction document sheets from the model
- Phasing and design options where needed
- IFC export and Navisworks file for coordination

What we need from you
- Design drawings, sketches or schematic model
- Your Revit template and family library
- BIM Execution Plan or LOD requirements
- Consultant models if available
Who orders this service
- Architects moving to or scaling Revit
- Design-build firms
- Developers requiring BIM deliverables
- Contractors needing architectural models for coordination
Software and file formats
Revit (RVT, RFA, RTE) in your version, IFC 2x3/IFC4, NWC/NWD for Navisworks, DWG exports and PDF sheet sets.
Architectural BIM Services standards in the USA, UK, Canada and Australia
We set up every project on the standard of the country where it will be built or manufactured. These are the references we work to most often:
| Country | Standards and codes we draft architectural BIM services to |
|---|---|
| USA | BIMForum LOD Specification, AIA E203/G202 BIM protocols, NBIMS-US v4, NCS for sheets from the model |
| UK | BS EN ISO 19650-1/-2, UK BIM Framework guidance, Uniclass 2015 classification, COBie where required |
| Canada | CanBIM Protocol and LOD guides, Canadian Practice Manual for BIM, ISO 19650 where adopted |
| Australia | AS ISO 19650, NATSPEC National BIM Guide and BIM Object/Element Matrix, state government digital engineering standards |
How our architectural BIM services process works
- 1Send your files
Upload sketches, PDFs, markups, photos, scans or a model through the quote form. Tell us the standard (US, UK, Canada or Australia) and the deadline.
- 2Fixed quote in hours
We review the scope and reply with a fixed price, the deliverables list and a delivery date. Nothing starts until you approve it.
- 3Drafting & modeling
Your project is drawn in AutoCAD, Revit, Civil 3D, SolidWorks or the software you use, on your title block, layers and templates.
- 4QA check
A second drafter checks dimensions, annotations, layer standards, sheet numbering and cross-references against your input before anything is sent.
- 5Delivery & revisions
You receive native files plus PDFs. Comments come back as markups and we revise them quickly until the set matches the brief.
Turnaround and pricing
A house model with drawings takes about 1 week; larger buildings are planned in milestones by level and LOD. Every job is priced as a fixed quote after we review your files, so you know the cost and the delivery date before work starts. See how our pricing works, or send your files through the quote form for a quick estimate.
