What our BIM modeling service covers
BIM modeling is only valuable if the model is fit for its use. A model for a cost plan needs correct quantities; a coordination model needs accurate geometry and clearances; a handover model needs asset data. Before we model, we agree the uses, the LOD per element and the data each element must carry – usually in your BIM Execution Plan.
We model all three main disciplines, so architectural, structural and MEP models are built to the same coordinates, levels and naming. Shared parameters carry data such as fire ratings, manufacturer, model and maintenance information, and can be exported to IFC and COBie for owners who need it.
For architecture-only models with drawings, see architectural BIM services. Models of existing buildings start from laser scans in point cloud modeling.
Deliverables you receive
- Architectural, structural and MEP Revit models
- Model element matrix with LOD per element
- Families with shared parameters and data
- Quantity schedules and take-offs from the model
- IFC exports and COBie spreadsheets
- Model health check report (warnings, file size, naming)

What we need from you
- Drawings (DWG/PDF) or existing models
- BIM Execution Plan and LOD requirements
- Company templates and family libraries
- Data requirements (e.g. COBie, asset tags)
Who orders this service
- Architects and engineers
- General contractors and construction managers
- Building owners and facility managers
- Quantity surveyors and cost consultants
Software and file formats
Revit (RVT, RFA), IFC 2x3/IFC4, COBie (XLSX), Navisworks (NWC/NWD), DWG and PDF.
BIM Modeling Services standards in the USA, UK, Canada and Australia
We set up every project on the standard of the country where it will be built or manufactured. These are the references we work to most often:
| Country | Standards and codes we draft BIM modeling services to |
|---|---|
| USA | BIMForum LOD Specification, AIA E203/G202 BIM protocols, NBIMS-US v4, NCS for sheets from the model |
| UK | BS EN ISO 19650-1/-2, UK BIM Framework guidance, Uniclass 2015 classification, COBie where required |
| Canada | CanBIM Protocol and LOD guides, Canadian Practice Manual for BIM, ISO 19650 where adopted |
| Australia | AS ISO 19650, NATSPEC National BIM Guide and BIM Object/Element Matrix, state government digital engineering standards |
How our BIM modeling services process works
- 1Send your files
Upload sketches, PDFs, markups, photos, scans or a model through the quote form. Tell us the standard (US, UK, Canada or Australia) and the deadline.
- 2Fixed quote in hours
We review the scope and reply with a fixed price, the deliverables list and a delivery date. Nothing starts until you approve it.
- 3Drafting & modeling
Your project is drawn in AutoCAD, Revit, Civil 3D, SolidWorks or the software you use, on your title block, layers and templates.
- 4QA check
A second drafter checks dimensions, annotations, layer standards, sheet numbering and cross-references against your input before anything is sent.
- 5Delivery & revisions
You receive native files plus PDFs. Comments come back as markups and we revise them quickly until the set matches the brief.
Turnaround and pricing
Models are planned by building area, discipline and LOD; a typical mid-size commercial building takes 2–4 weeks per discipline. Every job is priced as a fixed quote after we review your files, so you know the cost and the delivery date before work starts. See how our pricing works, or send your files through the quote form for a quick estimate.
